Project at a glance

Problem

Managing a renovation called for a tool that helps make sense of the design documents, plan the sequence of tasks and draw up a cost estimate. It also had to help with buying materials and finding tradespeople.

What we did
  • Rooms, partitions and areas extracted from PDF
  • Stage-by-stage renovation plan and an estimate for the current stage
  • Finding omissions and discrepancies in a contractor’s quote
  • Price collection from store websites
What the client wanted
  • Analyze the design documents
  • Plan the renovation stages
  • Prepare an estimate and check the contractor’s quote

From design documents to estimate review

AI Foreman parses PDF design documents: it identifies the rooms, floor areas and partition wall structures. Based on this, it draws up a renovation plan, from building the partitions to furniture. For the current stage, it prepares an estimate with quantities, materials and labor; Python scripts assemble the estimate.

A contractor’s quote can be checked against the estimate. The tool flags underestimated and questionable items and finds discrepancies in quantities. It adds missing work to the estimate so it can be taken into account when discussing the quote.

Purchasing with links to products

For purchasing, the tool compiles a materials list and a “Click and buy” sheet. They contain direct links to products and budget alternatives, so you can go straight to buying or pick a cheaper option.

A Playwright browser script collects prices from the websites of Russian stores Lemana PRO, Hoff, Ozon and InMyRoom. The lists are exported to HTML and XLSX.

Getting ready to hire tradespeople

For each renovation stage, AI Foreman picks the right trade and a platform to search on, and drafts the request text. For Profi.ru (a marketplace for hiring specialists), it writes the job brief, questions for candidates and selection criteria. These materials help describe the job to a tradesperson and compare responses.

Visualizations that respect the floor plan

AI Foreman writes prompts for room visualizations based on reference images. It includes the rooms’ real geometry in the description so the generated images follow the floor plan.

The toolkit, built on Claude Code / Codex, was tested on a real townhouse renovation. It helps go from analyzing the design documents to preparing purchases and finding tradespeople.

What users need

Job to be done — from situation to outcome

Situation

I’m managing a renovation and have received a contractor’s quote. I need to figure out whether all the work is included and whether the quantities match the design.

Need

I want to understand what the estimate includes, which items are questionable and which materials I can buy for less.

Outcome

I can discuss the estimate with the contractor point by point, compare products with budget alternatives and get ready to choose tradespeople.
